What is a home inspection?
A home inspection can consist of many different inspections. Each inspection is intend to provide the buyer with a better understanding of the physical and environmental condition of the property they are purchasing. The normal practice in Maryland, is for the buyer to pay for each inspection agreed to in the real estate sales contract.
Why get the inspections that matches the home.
If the right qualified professional are hired, this will be by far the best invested capital the buyer will pay. Forgoing the appropriate inspection can result in thousands of dollars spent after purchase trying to correct pre existing condition that could have need corrected by the seller. Worst case, if the seller is not willing to correct the issues, or adjust the price to account for the discoveries, then the buyer has the option to walk.
Type of Home Inspections
Structural and Mechanical
This inspection investigates the condition of the following: the foundations and/or basement (including chronic water penetration), floor systems, ceilings, doors and windows, roof, insulation, exterior and interior wall systems, decks, porches, garages, plumbing, and electrical systems, heating and cooling systems and components,appliances, and mechanical equipment.
Mold Inspection
The mold inspection takes samples of the air quality and the surface to determine if evidence of mold or mold spores of any kind exist. It also determines the mold’s level(s) of toxicity. The Samples are sent to certified and qualified laboratory for evaluation.
Environmental Inspection
An environmental Inspection evaluates whether or not the presence of toxic substances exist in and around the home. Toxic substances can include asbestos, existence and integrity of underground oil/gasoline tanks, presence of solvents/paint thinners, urea formaldehyde foam insulation (UFFI), synthetic stucco (EIFS), polybutylene piping, mold spores.
Radon Inspection
Radon is a naturally occurring colorless and odorless gas. The test involves taking air quality samples from inside, on the home’s lower level. The samples are sent to a lab to determine if the results fall within or outside what is considered a safe levels.
Chimney Inspection
Chimney Inspections evaluate the chimney flue and fireplace. The inspection seeks to evaluate the safety and structural soundness of the Chimney.
Lead-Based Paint Hazard Inspection
Lead based paint was outlawed in 1978. Any home built after 1978 should have been built without lead paint. Lead-based paint inspections are performed to evaluate assess the presence and risk, or lack of, lead in the home.
Well Water/Well Inspection
The well and waters inspection is conducted if you are buying a property serviced by a private well. The inspection evaluates the quality of the water. It also determines the well yield. The yield is how many gallons per minute the well is producing.
Septic Inspection
If the home is serviced by a private septic, this inspection determines the current condition of the system.
Roof Inspection
While the inspector conducting the Structural and Mechanical will normally look at the roof, a separate roof inspection is performed by a roofing specialist. The inspection evaluates the overall integrity of the roof.
Tree Inspection
If you are buying a home with a lot of trees on the property, you may consider an inspection of the trees. This inspection evaluates the overall health of the trees. It can also assess if and near term dangers exist.
Sewer Lines Camera Inspection
While not common in our market, we recommend this inspection for anyone buying an older home close to large trees. Large trees can damage the older waste line often with the signs showing up shortly after the new owner has purchased a home.
